Plan plumbing repairs and maintenance for businesses, HOAs and managed properties across San Diego County.
John Ciampoli Plumbing provides commercial plumbing service and repair for businesses, HOAs and managed properties throughout San Diego County. Contact us about sink and restroom fixtures, drain problems, water heaters, leaks and shared piping. Describe the affected equipment and the impact on occupants or operations so dispatch can help plan the visit. Share access, purchase-order and approval requirements before scheduling. Inspection findings determine the proposed work; availability, maintenance terms, specialist testing and pricing must be confirmed for your property.
Match the service request to the affected equipment. A dripping faucet, a drain backup and a loss of hot water need different observations before a repair can be planned.
Report leaking faucets, running flush valves, visible supply leaks and fixtures that will not drain separately. Tell dispatch whether one fixture or several are affected, whether the area can be taken out of use and who can approve work.
Plumbing service and repair optionsDescribe where water backs up, what use triggers it and any previous clearing or camera findings. Keep rainwater drainage problems separate from kitchen or restroom backups. The access, pipe condition and findings determine the appropriate cleaning or repair.
Drain cleaning and inspection planningSay whether hot water is missing at one outlet or throughout the building. Share the equipment model, earlier service records and normal usage pattern when available. Repair, maintenance and replacement are different scopes; discuss the actual findings before selecting one.

Two San Diego kitchen floor drains backed up during testing. Mechanical cleaning, repeated water tests and several dishwasher cycles confirmed restored drainage at completion.

A leaking cover on a San Diego hot-water storage tank needed a new gasket and a return visit to reseat the seal. After refilling and pressurizing the system, the final check found no leak at the cover.
Read the tank repair and follow-up checksIdentify the unit or common area, onsite contact and person authorized to approve work. If a shared line or valve may be involved, have management coordinate access and occupant communication. A fixture inside one unit does not establish who owns or maintains the connected system; clarify responsibility with the property before authorizing work.
Tell dispatch if water is actively escaping, wastewater is rising or an affected area is still being used. Report the building access process and a reachable approval contact. Call to confirm availability and the next step; do not assume a maintenance agreement includes a particular arrival time or emergency service.
Emergency plumbing and safe first stepsBring the equipment list, recurring symptoms, dates of earlier work and unresolved recommendations. Ask which inspections or maintenance tasks are appropriate, how often the specific equipment needs them and what will be documented. A calendar alone does not define the work, and a past drain clearing does not confirm every section was inspected.
Simple and transparent process from start to finish
Report the fixture, symptoms, affected units and operational impact.
Confirm the contact, authorization requirements and shutdown communication.
Review findings, parts and work that can be authorized.
Separate completed work from remaining recommendations for management.
Cost depends on the findings and authorized work. Ask dispatch what the visit includes, what may need further inspection and how the repair will be agreed. A description or photo helps prepare the conversation but does not establish the scope by itself.

Completed work by John Ciampoli Plumbing
During a June 4, 2026 Escondido visit, our technician found leaking toilet seals, replaced one seal with a foam gasket and reset the toilets. The service report recorded both toilets functioning at the end of the visit, while also recommending evaluation of movement around their supports.
A separate camera inspection found intact piping with substantial buildup. Additional drain cleaning and support repairs remained recommendations, not completed work in the reviewed record. Property managers should distinguish those tasks when authorizing the next visit.
